Frequently Asked Questions

Not all contractors are equal. Some will exceed your expectations, while others leave you disappointed and dismayed. To ensure you receive the absolute best in quality and service, you should know the right questions to ask:

 

Q - How long should my asphalt last?

A - There are too many variables to be considered when the pavement is laid to be able to provide a concrete answer but, there are a couple of proven facts that we can provide; the costs of replacing asphalt costs up to seven times more than it does to provide routine maintenance to the original asphalt. Asphalt pavement that has been properly maintained can last up to three times longer.

 

Q - When is the best time of year to seal my parking lot or driveway?

A - Temperatures should reach 50 degrees or higher in order for the sealing process to cure correctly.  It is essential to obtain an accurate weather forecast when planning projects.

 

Q - My parking lot or driveway is brand new. When should I have it sealed?

A - It is recommended that newly asphalted surfaces be sealed within the 12 months, but no sooner than 60-90 days.

 

Q - How often should I have my parking lot or driveway sealed?

A - On average, 2-4 years is ideal, depending on the type and frequency of the traffic. Many businesses now seal every other year, in order to maintain an appealing parking lot and avoid expensive repairs. Cracks should be filled and repaired every year.

 

Q - Can pavement sealer fill cracks in the pavement?

A - No; any crack repairs should be performed prior to the seal coating application.

 

Q - Why should crack sealing be performed on my parking lot or driveway?

A - Crack sealing is the best pavement maintenance you can perform on your parking lot, and one of the most cost-effective techniques available when it comes to prolonging the life of your asphalt pavement. The leading cause of cracks is moisture(water). Unsealed cracks retain that moisture, then once the temperature drops below freezing, the moisture in the cracks freeze, expanding the already damaged area. Crack sealing is designed to keep water out of the base layers of the asphalt, where it is likely to cause the most damage.

 

Q - When is crack sealing not recommended?

A - Crack sealing should only be performed on cracks measuring between 1/8” and 1” wide. Crack filling should NEVER be performed in shattered areas.

 

Q - How often is crack sealing recommended?

A - Crack sealing should be performed on an annual basis. We recommend an annual crack sealing program be implemented to service new cracks and re-seal existing cracks.

 

Q - When is seal coating not recommended?

A - Seal coating is not recommended on areas that are significantly shattered. It is more beneficial to at this point to overlay the parking lot with additional asphalt. It is not recommended in areas traveled heavily by semi-truck traffic, unless a program for sealing was implemented early in the pavement life.

 

Q-Can work be scheduled on weekend or holidays?

A - Yes; we are more than happy to schedule work on nights, weekends, and holidays. Our primary goal is to service your parking area with minimal disruption to you or your tenants business.

 

Q - Will I have to close my business parking lot once maintenance has begun?

A - When it comes to scheduling plans for parking lot maintenance, there are several options available. We will work with you to lay out a job plan that strives to maintain the access points to your business. Our goal is to design a plan that causes the least amount of disruption to your business as possible.
